Karis Cold Constructing Jax Spec Warehouse – Connect CRE

A development group led by Karis Cold is building a 265,000-square-foot cold storage facility on Jacksonville’s westside. The spec warehouse is laid out for two possible tenants, with 5,100 square feet of office space on opposite ends of the structure.

Developed by Karis Cold, Newmark Phoenix Realty Group is serving as the broker with Onpace coming on as the food industry experts. Also part of the project are DSI South, L&B Realty Advisors and Architects Plus.

The warehouse will be around 788 feet long and 328 feet deep, with a freezer cooler clear height of 50 feet and a cold dock clear height of 30 feet. The Norfolk Southern rail line runs behind the property.

Karis paid nearly $3 million for the property and pulled a permit outlining $25 million in building costs.

Construction should be finished and the building ready for move-in in the fourth quarter of 2024.
